Planning & Process

Design-build brings planning, design and construction together under one team. Instead of hiring a designer and then separately finding a contractor, you work with one company that manages your remodel from the first idea to the final walkthrough. For most homeowners, that means one point of contact and fewer handoffs.
The steps of a design-build remodel
1. Phone call and initial ballpark
It starts with a conversation. You share your goals, timing, location and a comfortable budget range, and the remodeler gives you an initial ballpark so you can tell early whether the project makes sense.
2. In-person meeting and refined ballpark
Next, we meet at your home and look at the space together. Seeing the room in person lets us give you a more specific ballpark.
3. Design contract and plans
With a design contract in place, we develop your design, 3D renderings and selections. Architectural and engineering plans are included when your project needs them. This is where most of your decisions happen.
4. Construction contract and final pricing
Once the design and scope are defined, you receive a construction contract with final pricing to review before anything is built.
5. Getting ready for construction
Materials are ordered, permitting is coordinated and the project is prepared for construction. It is also the time to talk about access and how your household will live around the work area.
6. Construction and final walkthrough
During construction, we manage the work and keep you informed about progress and anything that could affect the schedule. At the end, we walk through the finished space with you and discuss any remaining items.
Questions homeowners often ask
Do I need an architect before I call a remodeler?
Not necessarily. In a design-build project, design is part of the process, and architectural or engineering plans are included when your project needs them.
When will I know the final price?
You get an initial ballpark after the first call and a more specific one after the in-person meeting. Final pricing comes with the construction contract, once the design and scope are set.
What happens if something changes during construction?
If you request a change, or an unexpected condition requires additional work, we discuss any change in price and schedule with you before proceeding.
